THE REAL ESTATE RUNDOWN

Your guide to Real Estate and Philly happenings from the #1 team in the industry.

The Greater Philadelphia housing market is heading into fall on solid footing, with strong home values and growing inventory giving buyers more options. Closed sales are up 4.0% year-over-year, pending sales have increased 6.9%, and active listings are up 12.4%. Despite more homes on the market, inventory remains below pre-pandemic levels, helping support a record median sale price of $430,000. Homes are also moving quickly, spending a median of just 10 days on the market. As the fall market gets underway, well-priced and move-in-ready homes are continuing to attract motivated buyers.

Here's what this means for you: Sellers remain in a strong position, but increased competition makes pricing and presentation more important. Buyers are benefiting from more options and a little more breathing room, while still needing to be ready to act when the right home comes along. Whether you're buying, selling, or investing, understanding these shifts and having the right strategy can make all the difference.

Here's what this means for you: Sellers who price and prepare their homes strategically are still seeing strong results, while buyers are benefiting from a wider selection of homes than they've had in recent years. Whether you're buying, selling, or investing, having the right strategy is more important than trying to time the market—and our team is here to help every step of the way.

Here's what this means for you: Sellers who prepare and price their homes strategically are still seeing excellent results, while buyers have more opportunities to negotiate than they've had in recent years. Today's market isn't about trying to time interest rates—it's about having the right strategy. Whether you're buying, selling, or investing, our team is here to help you make the most of the opportunities available today.

CURRENT TRENDS

Home Finishes on Their Way Out: What Designers Recommend Instead

Sometimes a few updates can make a home feel completely refreshed without taking on a major renovation. Designers say several once-popular finishes are beginning to show their age, including brushed and satin nickel fixtures, gray cabinets and flooring, high-gloss surfaces, rustic barn doors, generic light fixtures, and countertops with dramatic high-contrast veining. In their place, homeowners are gravitating toward warmer, more natural choices like brass and bronze hardware, natural wood tones, textured surfaces, streamlined pocket doors, statement lighting, and more organic countertops. These relatively simple swaps can make a noticeable difference while creating a home that feels designed to age well.

Paint Colors & Resale Value: What Sellers Should Know

A fresh coat of paint is one of the simplest and most cost-effective ways to prepare a home for sale, but choosing the wrong color could actually work against you. Bold reds, dark or mossy greens, deep browns, heavy yellow-beiges, and peachy off-whites can make rooms feel smaller, darker, dated, or less appealing in listing photos. Strong colors can also distract buyers from a home’s best features and make it harder for them to picture themselves living in the space. If you’re thinking about selling, a more neutral palette can help your home appeal to the widest range of buyers. Neutral off-whites, soft warm grays, and light tans tend to photograph well, brighten rooms, and create a clean backdrop that allows buyers to focus on the home itself. You don’t have to eliminate personality altogether, but keeping major walls and high-traffic spaces neutral can help your home make a stronger first impression—both online and in person.

TEAM HIGHLIGHT

Sun, Sand & Team Spirit: McCann Beach Day 2026

Our team enjoyed one of our favorite annual traditions on Saturday, August 8th, with a family beach day in Brigantine, NJ! Agents brought their kids and families for a day of relaxing on the beach, swimming in the ocean, enjoying lunch from Aversa’s Italian Bakery, and of course, getting a little competitive with our annual cornhole games—a Beach Day must! We look forward to this event every year because it gives us a chance to step away from the day-to-day, spend time together outside of the office, and connect with the people who make up our extended McCann Team family.
