Greater Philadelphia Market Update:
The Greater Philadelphia housing market is settling into its typical fall rhythm, with buyers seeing more choices and overall demand beginning to cool. The Philadelphia Metro Home Demand Index registered at 77 in September, down from 82 the previous month and 79 a year ago. Inventory continues to vary by property type, with roughly two to five months of supply across most segments, giving buyers more options while desirable, well-positioned homes continue to stand out.

For buyers, growing inventory creates more room to compare options and make thoughtful decisions. Before you toss something that’s broken, it may be worth seeing if a simple fix can give it a second life. Small appliances like coffee makers, toasters, and blenders may only need a new cord, switch, or heating element, while wood furniture can often be refreshed by tightening joints, repairing scratches, painting, or swapping out hardware. Lamps and lighting may need a new cord, switch, bulb, or shade, while cabinets can feel brand new after fixing hinges, tightening hardware, or refinishing the existing wood. Even chipped dishes and ceramics can be repaired or creatively repurposed rather than thrown away. As a rule of thumb, if the repair costs less than about 50% of buying new, fixing it may be the smarter, more sustainable choice.
