Paul didn't recommend atrociously expensive changes (a couple other realtors recommended changes upwards of $3-5K, including staging) but did make note of some things he knew would not pass inspection. He was pragmatic and nailed the price point for me -- this was a third attempt at selling and had I sold a year ago, I would have sold it for significantly less. I had no offers in any of my previous tries; Paul had actually shown my place before and knew what the challenges to selling my place would be (small living room)--we had an offer in less than a month, and closed within 2.5 months of listing. I was selling from out of town so he handled the closing for me, and wire was rc'd w\/o any complications.
